Many buyers shortlisting apartments in Chennai's ₹60 lakh to ₹1.2 crore band often compare two kinds of builders: a long-established name such as Prestige, and a large-scale developer priced for value. When the two quotes are far apart, buyers may feel pressed to choose a builder before they have read the paperwork.
A first home carries more than a price. It decides which school the children attend, how long the commute to OMR or Guindy runs, and where the family celebrates Pongal for the next decade. That weight is a reason to slow the decision down. Five checks separate a dependable builder from a risky one, and they apply equally to both kinds of developers. Most of them come straight from the Real Estate (Regulation and Development) Act, 2016 (RERA); NRIs have one additional step before booking.
1. Verify RERA Registration Before Comparing Brochures
Start with the registration number on the brochure, because a comparison of two projects has no footing until both are registered. Section 3 of the Real Estate (Regulation and Development) Act, 2016 bars a promoter from advertising, booking, or selling in a project without registering it with the state RERA authority. The exemptions under Section 3(2)(a) cover land of 500 sq m or less or a project of eight or fewer apartments, so a project that exceeds both limits, such as a large gated community in Chennai, must carry a registration.
The registration also tells buyers the period the builder has committed to. Under Section 5(3), registration is valid only for the completion period the promoter declared when applying. Section 6 allows an extension on the promoter's application in a force majeure event, which the Act defines as war, flood, drought, fire, cyclone, earthquake, or another natural calamity affecting regular development. The authority may also extend registration in reasonable circumstances without promoter default, and that extension cannot exceed one year in aggregate. A project whose declared date has already been extended on reasonable-circumstance grounds has spent part of a one-year allowance.
Verifying the registration takes a few minutes per project:
- Look up the project by name on the Tamil Nadu RERA portal and record the declared completion date and any extension granted.
- Match the registration number on the brochure against the portal entry and the builder's own project page.
- Check whether a large project carries more than one number. Phases register separately under Section 3, so a township can carry two or three registrations.
At Urbanrise, we list RERA numbers in the footer of each Chennai project page. The World Of Joy in Siruseri carries two, TN/35/Building/0397/2023 and TN/35/Building/0087/2025, and Spring Tide at Mahindra World City carries three: TN/35/Building/0057/2025, TN/35/Building/0158/2025, and TN/35/Building/0216/2025. The full list sits in the project table below. Buyers should match each number on a brochure against the project page and the Tamil Nadu RERA portal before reading a single amenity list.

2. Check Delivered Projects and Corridor-Level Handovers
Years in business show how long a company has operated; delivered projects show how many homes reached their owners, and buyers can read that record through a disclosure RERA requires. Section 4(2)(b) requires every registration application to disclose the promoter's projects of the past five years, their status, any delays, and pending cases. Buyers can ask the builder for this disclosure directly.
Check the disclosure for two things:
- Completed-project count, as distinct from launched projects or acres under development.
- Where those completions sit. A builder with handovers in the corridor being considered has already worked through that locality's approvals, soil, and drainage.
At Urbanrise, we are backed by the renowned Alliance Group, with 24,000+ homes delivered, 81 million sq.ft executed, and ₹63,000 crore in cumulative value of properties sold plus planned developments. Our completed Chennai projects include Opus 96 in West Tambaram, Jasmine Springs at OMR Kelambakkam, Eternity in Thirumazhisai, and Jubilee Residences in Guduvanchery, which covers the west, OMR, and south corridors that most buyer shortlists include.
3. Check How Your Money Is Held and Released
Few buyers ask where the booking amount goes once it leaves their account, and RERA has a precise answer. Under Section 4(2)(l)(D), the promoter must deposit 70 percent of the amounts received from buyers into a separate scheduled-bank account for construction and land cost. Withdrawals from that account must be in proportion to the percentage of completion, certified by an engineer, an architect, and a chartered accountant, and the account must be audited within six months of the end of each financial year.
This structure gives buyers two documents to ask for before paying a booking amount:
- A construction-linked payment schedule whose installments map to the certified stages of completion. A schedule front-loaded with early payments deserves a question.
- The agreement for sale proforma, which Section 4(2)(g) requires the promoter to file at registration. Buyers can read the terms before paying a token advance.
4. Compare Corridors and Price Bands on the Same Basis
A ₹73 lakh quote and a ₹93 lakh quote mean nothing against each other until both are assessed on the same area basis. The RERA defines that basis as carpet area. Section 2(k) defines carpet area as the "net usable floor area of an apartment, excluding the area covered by the external walls, areas under services shafts, exclusive balcony or verandah area, and exclusive open terrace area, but includes the area covered by the internal partition walls of the apartment". Ask each builder for the RERA carpet area of the specific unit you are considering and divide its quoted price by that area. Built-up and super built-up areas include spaces beyond the carpet area, making the quoted price per sq.ft. appear lower than it would on a carpet-area basis.
Once the area basis is confirmed, compare each corridor by its current indicative starting price. The entry points across Urbanrise projects in Chennai are as follows:
- West Chennai, Thirumazhisai: City Of Joy in Thirumazhisai, with 2 and 3 BHK homes starting at ₹65 lakh on 7.46 acres with over 70 percent open space; Codename The Next Big Thing, with 2 and 3 BHK homes starting at ₹67.5 lakh on 11.89 acres.
- OMR: Revolution One in Padur, with 2 BHK homes starting at ₹60 lakh; The World Of Joy in Siruseri, with 2 and 3 BHK homes starting at ₹73 lakh; and Whispers of Sky in Sholinganallur, with 3 and 4 BHK homes starting at ₹1.39 crore.
- Mahindra World City: Spring Tide, with 3 BHK homes starting at ₹73 lakh.
- North Chennai, Madhavaram: The Lakes Edge in Madhavaram, with 2 BHK homes featuring a listed built-up area of 998 sq. ft. starting at ₹93 lakh and 3 BHK homes featuring a listed built-up area of 1,298 sq. ft. starting at ₹1.20 crore. The project spans 5 acres and is under construction.
- South Chennai, West Tambaram: Opus 96, with villa plots starting at ₹43 lakh.
For buyers with a budget below ₹85 lakh, the starting prices of Revolution One, City Of Joy, Codename The Next Big Thing, The World Of Joy, and Spring Tide fall within that limit. The Lakes Edge in Madhavaram is slightly above this budget, with its 2 BHK homes starting at ₹93 lakh and its 3 BHK homes starting at ₹1.20 crore. These figures are indicative starting prices for the smallest configuration in each project. For the RERA carpet-area and price breakdown of the specific unit you are considering, contact our sales team.
5. Walk the Site and Read the Construction Updates
The declared completion date tells you when a project is expected to be ready; the site gives you a sense of whether the construction work is progressing as planned. Compare the latest dated progress photo with the RERA completion date. During a site visit, walk around the plot, inspect the access road and drainage lines, and check whether the work on the ground follows the approved plan.
Urbanrise project pages feature dated construction-update galleries, allowing buyers to review the sequence of photos for The Lakes Edge or The World Of Joy projects before scheduling a site visit.
Additional NRI Check: Settle the Paperwork Before Booking
NRIs comparing builders from abroad need to complete one additional check, and the rules are plainer than most assume. Under the Foreign Exchange Management (Acquisition and Transfer of Immovable Property in India) Regulations, 2018, NRIs and OCIs may purchase residential and commercial property in India without prior RBI approval. Agricultural land, plantation property, and farmhouses are excluded from this general permission.
Payments must be made through permitted banking channels in India. Traveler's checks and foreign currency notes are not acceptable payment methods. Keep the following documents and details ready before speaking with the sales team:
- Passport
- PAN
- OCI card, where applicable
- NRE, NRO, or FCNR account details, as applicable
At Urbanrise, we also run an Urbanrise NRI portal with project pages and an EMI calculator, so an overseas buyer can estimate the monthly payments for The Lakes Edge in rupees before the first call with our sales team.
Matching the Builder to Your Budget, Timeline, and Family Needs
The five checks above help buyers assess risk. The final decision, however, should also account for budget headroom, possession timelines, and family needs.
- Budget headroom. Stamp duty, registration charges, and interior work sit on top of the quoted price, so a home that fits only at the ceiling of the ₹1.2 crore band leaves little room for these additional costs. Projects with starting prices below ₹85 lakh may offer more flexibility for additional expenses.
- Possession timeline. For an under-construction home, check the declared RERA completion date and construction-linked payment schedule. For a ready home, verify the completion certificate or occupancy certificate and plan for the full payment, stamp duty, and registration costs due at possession. A family whose lease expires next year may have different priorities compared to an NRI planning to move in three years.
- Family needs. A 2 BHK starting at ₹60 lakh may suit a couple or a small family starting out. A 3 BHK offers a growing household a room for parents, a study, or a home office without requiring an early second move.
The checks do not automatically favour one kind of builder over the other. Apply them to our projects, which are large-scale gated communities built around Environmental Intelligence and our 100-Year Commitment, with Chennai entry points starting from ₹60 lakh in Padur to ₹93 lakh in Madhavaram. Compare us with other builders on your shortlist, and book with the builder whose registrations, disclosures, payment schedules, and construction progress best meet your requirements.
